Why Land Clearing Sets Up Everything That Follows

West Texas brush is not passive vegetation — it is engineered by climate to survive removal. Mesquite regrows from a bud zone below the ground surface, which means a site cleared by cutting at grade will be green again before the paving is. Cedar grows dense enough to hide old fence lines, debris piles, and drainage features the survey never captured. Clearing that stops at what is visible above grade leaves both problems in the ground, and the grading contractor inherits them.

The buried consequences are worse than the regrowth. Stumps, roots, and organic-laden topsoil left in a fill area decompose over years, leaving voids that translate into settlement under slabs and pavements — the kind of defect that surfaces long after everyone has demobilized. Clearing is also where a site's compliance record starts: the stabilized construction entrance is typically the first BMP built, perimeter sediment controls go in before the first tree comes down, and on the open, wind-driven ground of West Texas, how much soil you expose at once is a dust and erosion decision as much as a production decision. What Our Land Clearing Scope Includes

Clearing & brush removal

Mesquite, cedar, and mixed brush cleared from development footprints, laydown areas, and access corridors — the standing inventory of most West Texas sites. We clear to surveyed limits, not to wherever the equipment happens to stop, and we protect trees and features the plan designates to remain. Debris handling is defined before work starts — hauled off, processed on site, or staged — depending on what the project and local requirements allow.

Grubbing & stump removal

Stumps, root balls, and below-grade root systems removed from every area that will receive fill, pads, or pavement — because organics buried under structural fill decompose into settlement. Grub depth follows the geotechnical recommendations, and grub holes are backfilled and compacted rather than left as soft pockets. In mesquite country, grubbing below the bud zone is the difference between a removal and a pruning you paid earthmoving prices for.

Topsoil stripping & stockpiling

Topsoil stripped from the building and paving envelope and stockpiled where plans call for reuse in landscape and revegetation areas. Strip depth follows the geotechnical report, stockpiles are placed clear of the work and the drainage paths, and perimeter controls keep the piles where we put them — on open West Texas ground, an unprotected stockpile is a standing offer to the wind. Right-of-way & corridor clearing

Land Clearing FAQ

Can the grading contractor just push the brush over ahead of the scrapers?

Physically, yes — and it is one of the most expensive shortcuts in sitework. Dozing brush flat without grubbing leaves root systems and organics in place, and mixed brush-and-dirt piles are nearly worthless: too dirty to process, too organic to bury under anything structural, too bulky to haul economically. Clearing as its own scope means vegetation is removed rather than relocated, debris streams are separated while separation is still cheap, and topsoil comes off clean instead of getting mixed into the grading operation. On a few flat acres of light brush, a combined operation can make sense — we will tell you when it does. On heavy mesquite and cedar ground, dedicated clearing pays for itself before grading starts.

Why do mesquite and cedar have to be grubbed instead of cut off at grade?

Because one comes back and the other stays buried — and both outcomes cost money. Mesquite regenerates from a bud zone below the ground surface, so cutting it flush is a deferral, not a removal. Cedar does not resprout the same way, but the stump and root mass left in place is organic material: under a pad or pavement it decomposes, leaving voids and settlement years later. Grubbing pulls the root structure out of areas that will carry load, and the holes are backfilled and compacted as part of the operation. Outside structural areas — buffers, non-building acreage — the calculus changes, and clearing without full grubbing may be appropriate. The geotechnical report and the site plan decide, footprint by footprint.

Who decides how deep to strip, and how is the cleared surface verified?

Strip and grub depths come from the project geotechnical engineer, who defines what counts as unsuitable surface material — typically topsoil, organics, and any root zone. TerraTek executes to that definition and flags what the borings missed: old stock tank locations, buried debris, uncontrolled fill from a previous use. Verification happens at the start of grading, when the exposed surface is proof-rolled and observed by the engineer or the owner's testing firm before any fill is placed — that observation is the formal confirmation that clearing and stripping did their job. Our part is making that inspection uneventful: limits held, organics gone, and surprises documented with photos and locations when we found them, not after.

Do you clear as a standalone scope, or only ahead of your own grading?

Both. Developers and GCs hire us for standalone clearing to get sites open, protect pad-ready dates, or prepare corridors while the rest of the package is still in buyout. We also clear as phase one of our own earthwork and turnkey site development packages, which is where the sequencing advantage shows up — the same team that cleared the site strips and grades it, so there is no re-mobilization gap and no argument about what condition the surface was left in. Standalone clearing gets the same discipline: surveyed limits, first-in erosion controls, defined debris handling, and a documented handoff the next contractor can rely on.

What do you need from us to price a clearing package?

A site plan or aerial with the clearing limits, the acreage, and whatever survey exists — a tree survey if the project has one, boundary and topo if it does not. Add the SWPPP if it has been prepared, the geotechnical report if stripping is in scope, and tell us your preference on debris: haul-off, on-site processing, or staging for later use.
